Linton & Co is a Tampa-based holding company operating across outdoor hospitality, franchising, real estate, and media. Core brands include Ferncrest Campground, a fast-growing glamping franchise network expanding nationally, and The Rex Hotel in the Pocono Mountains. Our consumer-facing content brand Finding Promised Land is approaching 1M followers, and our B2B franchise acquisition platform is scaling under the Ferncrest Franchising umbrella.
We're building a marketing function that's structured, systematic, and capable of serving both our corporate properties and our growing franchisee network — borrowing the rigor and repeatability of an agency model internally.
This is a hands-on, execution-heavy operator role for someone who is equally comfortable building a funnel, launching campaigns, and optimizing performance themselves. You will own the marketing function with a primary focus on driving revenue through paid acquisition and lifecycle marketing. While you will lead the function over time, this role requires direct execution in the early stages — not just strategy or delegation. You'll work closely with a future Head of Content (who will own content creation and storytelling) while you turn that output into revenue through campaigns, funnels, automation, and performance channels. You'll inherit a lean team and a set of agency relationships, with the expectation to evaluate, optimize, and where needed, replace them based on performance.
The Role
What you'll do.
Revenue & Lead Generation
- Drive direct booking volume and overall occupancy for Ferncrest Promised Land and The Rex Hotel.
- Treat OTAs (Airbnb, VRBO, Booking.com) as marketing channels that drive awareness and incremental revenue, with a focus on converting guests to direct bookings over time.
- Own the franchise lead generation funnel end-to-end: traffic, lead capture, nurture, and handoff to the franchise sales team.
- Set and hit CAC targets across both B2C (guests) and B2B (franchise buyers) acquisition channels.
- Personally own and operate paid media performance (Meta, Google), with agencies as support, not a replacement for ownership.
Systems & Automation
- Build and maintain the marketing tech stack: GoHighLevel (CRM and automation), Cloudbeds (booking integration), email and SMS platforms.
- Implement AI tools, agents, and automation workflows to increase output and efficiency.
- Create repeatable playbooks and templates that can be rolled out to franchisees across the network.
- Own data infrastructure, including dashboards, reporting, attribution, and performance tracking.
Team Leadership (Built Over Time)
- Lead and develop the Growth Campaigns Manager and Content & Marketing Manager.
- Direct agency relationships, set briefs, hold partners accountable, and evaluate performance rigorously.
- Partner closely with the future Head of Content to ensure content output drives measurable revenue.
- Build additional team capacity after demonstrating results and identifying clear gaps.
Brand & Channel Execution
- Own channel performance across paid and owned channels, with a focus on conversion and revenue outcomes.
- Own and operate company websites (B2C and B2B) as conversion assets, including ongoing optimization and updates.
- Lead SEO, AEO, and GEO efforts as they relate to traffic and conversion, not purely brand awareness.
- Ensure franchisee-level marketing support is systematized through templates, playbooks, and repeatable systems.
How performance is measured
- Revenue generated from marketing — the overall, primary KPI.
- Direct booking volume and occupancy — B2C, absolute volume.
- Qualified franchise lead volume — B2B, pipeline into franchise sales.
- CAC across both customer and franchisee acquisition funnels.
You
Who we're looking for.
- Proven track record of directly driving revenue through marketing with clear, measurable results.
- Ability to execute quickly and independently, not reliant on large teams or external partners.
- Strong hands-on experience with paid acquisition and full-funnel conversion optimization.
- Experience building and executing lifecycle marketing (email, SMS, automation).
- Comfort owning campaigns end-to-end, from setup through optimization.
- Startup or agency background, ideally both, with the ability to operate in scrappy, fast-moving environments.
Bonus, not required
- Experience in hospitality, outdoor recreation, franchising, or a related industry.
- Familiarity with Cloudbeds, Klaviyo, GoHighLevel, or similar platforms.
- Experience building automation systems and integrating AI into workflows.
- Experience building or scaling a small marketing team.

Work arrangement
We're prioritizing candidates based in Tampa, FL — or willing to relocate — but we'll consider hybrid-remote candidates who can travel to Tampa as needed.
